Once you’ve found the home that’s right for you, I will guide you through the process of making an offer; negotiating the terms of the sale; getting your potential purchase inspected, repaired and appraised; and closing the sale.

15 STEPS IN BUYING A RESIDENTIAL PROPERTY

  1. Any parties to the purchase must be on the same page as to desire and timeframe.
  2. Get finances in order before even looking for a house. Cash in bank, stocks, IRA availability, meet with mortgage lender if financing is required.
  3. Location location location! Select an area based on what is important to you and that you can afford. Schools/proximity to work? Shopping? Easy transportation routes - highways, trains, airports? Green areas and recreation facilities?
  4. Find a realtor. Ask neighbors, coworkers, business owners, family member. Interview at least 3 agents before you decide whom you wish to work with.
  5. Sit down with your agent and list the major features you want in a property.
  6. Get out there and look! Go to open houses, set appointments to view the current listings.
  7. Make a decision! Offer on the house that best suits you.
  8. Once offer is accepted, be aware of timelines in your contract.
  9. Pay for a professional home inspection. Based on the results decide if you wish to complete the purchase.
  10. Make formal application with lender, if financing is required.
  11. Order a survey of property and obtain homeowners insurance.
  12. Start packing up your belongings.
  13. Receive final approval!!
  14. Perform a walk through inspection within 24 hours of scheduled closing date.
  15. Close on the purchase and celebrate being a new homeowner!
